I. Guaranteed rent

A tenant that pays more, pays every month and looks after your apartment.

You sign a multi-year lease with Travel Capital S.L. We are your tenant: we pay you a fixed monthly rent, higher than that of a long-term let, regardless of occupancy. The operation and the occupancy risk are ours.

A higher rent

The rent is fixed in the contract and sits above that of a long-term let. You receive the figure in writing before signing and it does not vary with occupancy.

Paid on time every month

Your tenant is a company, Travel Capital S.L. The rent is paid every month, whether the apartment is occupied or empty. It does not depend on any booking or on the season.

The apartment, looked after

Professional cleaning after every stay and minor maintenance at our cost. When the contract ends, the apartment returns to you in the agreed condition, with an inventory.

A long-term contract

A multi-year lease. No empty months between tenants, no unpaid rent and no need to look for a tenant.

What the contract says

A multi-year lease with a fixed monthly rent, reviewable as agreed in the contract itself. We calculate the rent we can pay for your apartment with our own model and you receive the figure in writing before signing. The costs borne by each party are detailed in the proposal.

What stays with you

Nothing operational. As in any let, property tax (IBI), community fees and the buildings insurance remain yours, as set out in the contract. Your tenant takes care of everything else, and the split of costs is detailed in the proposal.

    You tell us where the apartment is, how many bedrooms it has and what condition it is in. With that we give you an estimated rent, without visiting it.

  2. Visit and final proposal

    If you are interested

    We visit the apartment, check the licence, the owners' association and the condition of the property, and send you in writing the final rent, the costs borne by each party and the timeline.

  3. Licence and set-up

    After signing

    Once the contract is signed, we handle the licence if needed, take the photographs and publish the apartment on every channel.

  4. Operation and monthly payment

    Every month

    We operate the apartment and pay you the agreed rent every month, regardless of occupancy. There is nothing for you to deal with.

IV. VUT licence

VUT licence: requirements and procedure

The VUT licence is the registration of the apartment as a tourist-use dwelling (VFT) in the Andalusian Tourism Register, the requirement for letting it to tourists in Seville. Since 2025 the prior approval of the owners' association is also required. We verify both before any proposal and, where the neighbourhood and the association allow it, we handle the licence ourselves.

Since 2024 Seville City Council caps tourist dwellings at 10% of the homes in each neighbourhood, and several central neighbourhoods have already reached that limit. Since April 2025, starting tourist use also requires the approval of the owners' association by a three-fifths majority. An apartment with a valid licence is now a scarce asset. We check your situation at the first visit.

What exactly is the guaranteed rent?

It is the fixed monthly rent paid to you by your tenant, Travel Capital S.L. It does not depend on occupancy or on the season. We operate the apartment as tourist accommodation, under a lease, and bear the costs of the operation.

What if the apartment is not let?

You receive the same amount. The rent is fixed by contract and the occupancy risk is ours. That is why we calculate the proposal carefully before signing.

How do you calculate the rent you propose?

From what your apartment can produce as a tourist let, based on our experience with the 31 apartments we have under contract in Seville. On that basis we calculate the rent we can pay you each month. You receive it in writing before signing.

Which costs remain mine?

As set out in the contract: property tax (IBI), community fees and the buildings insurance. How utilities and minor maintenance are split is detailed in the proposal. There are no costs that are not in writing.

Can my apartment obtain a tourist licence?

It depends on the neighbourhood and on the owners' association. Since 2024 Seville caps tourist dwellings at 10% of the homes in each neighbourhood, and several central neighbourhoods have already reached that limit. Since 3 April 2025, starting tourist use of an apartment also requires the express and prior approval of the owners' association, by three fifths of the owners and of the quotas. We check all of this before making you a proposal and tell you plainly at the first visit.

Can I use the apartment a few days a year?

It can be agreed in the contract. The days of own use are deducted from the rent as agreed. It is best to set them before signing so they do not affect bookings.

What happens when the contract ends?

The apartment returns to you in the agreed condition, with an inventory. If both parties wish, it can be renewed on updated terms. Everything is set out in writing.

How do I start?

Write to us through the form and we send you an estimated rent, without visiting the apartment. If you are interested, we visit it and you receive the final proposal in writing. If it suits you, we sign the contract and begin.
